With over twenty years experience in residential architecture, my approach to the architectural design process is one of collaboration. By working in partnership with my clients, I am able to support them in realizing their visions and harmoniously blend form and function from initial concept to the completed building. As your project evolves from idea to reality you will be guided through all phases – from schematic drawings to the final design and then application for planning and building permit approvals, and once approved, through to bidding and construction. I take care of the details so that you can use your time where it’s most valued.

• Manage project teams and collaborate with other construction professionals.

The Process

The following is generally how a project will progress. 

The first thing is to meet with you to get an idea of what you envision for your project.  Typically, this is done on site to get a sense of the parameters that will influence the design.

 A fee proposal is generated based on the extent of services needed.

The design process begins with conceptual drawings that are developed based on the ideas discussed initially. These are then reviewed by you and revised according to your needs. Additional consultants may be required for property surveying and engineering.

Once the final design is established, Planning approval must be sought as per the Development and Planning Act 1974 which states that all forms of development require Planning permission.  Planning will review that the proposal satisfies the guidelines set out in the Bermuda Plan 2018.

The next step required after Planning approval has been received is the building permit application which is processed by the Building Control section of the Department of Planning. Building permit drawings are required to show relevant code information.

When you decide to get the project priced, construction drawings will be needed for the tendering (bidding) process.  These drawings include specifications and contract documents to form the bid package. The accepted bid becomes the contract price for your job.

With your approvals in hand and your contract in place, your project can get underway.
